  1. You have accepted an offer! The Buyer has removed Subjects and provided a Deposit to their realtor to be deposited into the Buyers Agent trust account. You now have a Firm deal- Congratulations!

  2. Now what do you do until the Completion Date?

  3. Legal: Contact your Lawyer or Notary Public to prepare the title transfer and mortgage documents. My conveyancing office will forward all necessary documents to your lawyer/notary. Your lawyer will book an appointment to sign all of the paperwork 2-7 days before the completion date. *See KNOW YOUR CLOSING COST

  4. Mortgage: If the proceeds of sale are going towards a purchase, your mortgage broker will need documents showing the funds

  5. Attend to any conditions that may be outstanding in the Contract. Typically the Seller leaves the property clean and free of debris for the new owner. I can help organize this next step for you and any other odds and ends.

  6. Contact your Insurance Broker. Let you Insurance Broker know of the sale so they can either transfer the insurance to the new property or cancel the insurance.

  7. Transfer your utilities. Don’t forget to let your Hydro/Phone/Cell/Internet providers know of your move!

  8. Book your Movers and Cleaners. The end or beginning of the month is busy for movers, so be sure to book this quickly. Keeping in mind the Possession Date and TIME, specified time in your Contract of Purchase and Sale, which is when the Buyer’s get the keys. So you want to make sure your move is timed accordingly.

  9. Forward your address. Contact Canada Post to have all of your mail forwarded to your new address.

  10. Completion Date: The day that money is transferred from Buyer to Seller and Title is transferred from Seller to Buyer. You are officially the owner!

  11. Possession Date: The Seller’s agent and the Buyers will arrange the exchange of keys. The Buyers typically receive the keys through their agent at the property. Please leave the extra keys, garage door remotes, and any instructions, manuals or security system instructions on the kitchen counter for the new owners.
